Seller Tips:


This Could Happen

1. The buyer will probably negotiate 2–5 times on this transaction. 

2. They will negotiate the purchase price, the inspection, potentially the appraisal, and the final walk-through.

3. You will want to tell your friends and family about your sales experience on social media sites. Don't!

4. The property might not appraise for what you're selling it for.

5. The showing agent will miss scheduled appointments, and not call or show up.

6. Showing appointments will be made and canceled at the last minute.

7. The agent on the for sale sign will not return any phone calls.

8. Some showings will last about five minutes and some showings will last three hours.

9. There will be a day when I call you and say someone wants to see your house, and you are going to ask me when, and I am going to say, open your curtains, they are sitting outside now.

10. I am going to call you three minutes before your scheduled showing saying they have canceled, or sometimes 20 minutes after.

11. Agents are going to make appointments at the very last minute.

12. We are even going to call you with the buyer sitting outside your door.

13. Agents are going to knock on your door, or even drive by and see you in the yard, and ask if they can see your house. If this happens, tell them to call me instead.

14. Expect lots of lowball offers; at least it’s a starting point.

15. The buyers may lose their job or worse, quit during the mortgage process.


Top 15 Mistakes Sellers Make

1. Paint problems. 

2. Dirty or worn carpets and/or floors. 

3. Pets and all their stuff.

4. Personalized décor.

5. Dated or worn fixtures.

6. Dirty, cluttered or untidy interior or exterior.

7.  Dated or inappropriate window treatments. 

8. Bad furniture arrangements.

9. Blocked Lighting – dirty windows.

10. Too much or too large furniture. 

11. Over improving for the market. 

12. Letting emotions get in the way of the sale. 

13. Not disclosing problems.

14.  Staying home for showings.

15.  Using a nonqualified attorney i.e. your cousin or divorce attorney.
